This 68-acre property had been in the same family for decades, passed down through generations since the early days of the Great Texas Land Rush. As development picked up in the area, the owners wanted to preserve the rural character of the land — but also understood its growing potential.

They reached out to us to explore options. The lot was unusually long and narrow, which made development challenging. After researching similar nearby projects and speaking with county officials, we confirmed that the area was actively seeking new housing. We hired a local engineering firm to evaluate water access, utility availability, and subdivision feasibility.

During the process, we realized that an additional strip of land was needed to make the development viable — and it turned out that the neighboring parcel belonged to the original seller’s son. We worked with both parties to create a win-win outcome, aligning everyone’s goals in the process.

The project ultimately received county approval and was sold to a national builder who is now bringing much-needed homes to Hunt County.
